Renting a Villa in St. John

Please note that the policies and procedures listed below tend to vary from island to island and are indicative of standard practices on each island.

General: On St. John only some of the homes include maid service. Please refer to villa page or inquire.

Deposit: A 30-50% deposit is required within one week to hold a reservation. The deposit requirement varies according to the preference of the homeowner/manager. Reservations are not considered firm until the deposit is received. A confirmation letter is sent to you upon receipt of the deposit.

Final Payment: The balance of your payment is due 60 days prior to your arrival date.

Cancellation Policies vary according to the villa and will be stated in your written confirmation. Here are the most common policies:

1) Cancellations: Written cancellations received outside the 60 days of arrival - 20% of gross rental price is retained. For cancellations inside the 60 days of arrival - the entire 100% of the gross rental rate is forfeited. Travel insurance is strongly recommended to avoid the unexpected.

2) Cancellations/changes made 120 days or more prior to arrival are subject to a 20% administration fee on the total rental. For cancellations/changes 120-60 days prior to arrival, there is a 50% cancellation fee on the total rental. For cancellations/changes made within 60 days from arrival, there is a 100% cancellation penalty on the total rental.

3) Should you be forced to cancel for ANY reason and a replacement rental is obtained, your deposit will be refunded, less 10% of the complete rental rate. Reservations cancelled with less than 90 days notice in advance of reservation date will incur an additional 10% penalty. No monies will be refunded unless a replacement rental is obtained.

Additional Info: Villas in St. John requires an 8%-13% island tax/service charge. An advance security/ damage deposit secured by check or credit card may be required. All rates assume double occupancy of the rooms. There is a 7 night minimum required for all properties in the winter season. A small amount of homes extend their high season rates to May 1st and begin their low season on May 1st.

Policies differ from home to home according to the preference of the owner/manager. The deposit will be held for approximately 30 days after the rental period to recover any expenses such as long distance phone calls or damages.
